11. Where do the projections come from?
Real Estate Genius combines fact-based information about a prospective investment property (number of rental units, current property taxes) with your assumptions (appreciation rate, rental revenue). This information is used to drive the creation of 'pro forma' (ie. projected) financial statements. Then, those statements are analyzed further, using a sophisticated technique known as Discount Cash Flow Analysis. This technique allows you to look at the returns on an investment gained over a number of years, and derive the present day value of those returns. By comparing the present value of future earnings with the cash invested up front, we then derive a metric known as Net Present Value.
